A periodic (monthly) report monitoring construction and providing a funding recommendation based on processing of the Contractor’s Application for Payment (AIA G702/G703). The report will keep the client informed on job progress, change orders, construction related issues/problems, schedule, testing, and update of construction documents received (building permits, certificate of occupancy, change orders, schedules, etc.) during the course of construction.
A detailed report outlining the scope of improvements, the physical condition of the property, and an evaluation of the architectural, civil, structural, mechanical, electrical, plumbing, and life safety systems. Includes a listing (with cost estimates) of recommended immediate/deferred repair items and recommended improvements to bring the property to a serviceable condition. Includes an evaluation of the property with regard to ADA “quick look” checklist. Also includes a Capital Replacement Schedule outlining building components requiring replacement for a stated term (12 or 20 years). Report format consistent with ASTM – E2018 and lending requirements from major financial institutions.
